Locate all available properties that best fit the buyer’s wants and needs, including MLS listings, foreclosures, For-Sale-By-Owners, and builder's new homes.
Investigate the strengths and weaknesses of these properties and advise the buyer accordingly, even if that means pointing out reasons not to buy.
Provide the buyer with pertinent research and market data such as: location, schools, roads, community, flood and drainage issues, structural defects and environmental hazards, that may influence the value of the property
Perform preliminary visual inspection of floor plan design, structural integrity, renovation and improvement possibilities.
Research the seller’s situation and motivation to enhance the buyer’s negotiating position.
Structure the offer to benefit the home buyer - not the seller.
Skillfully negotiate the lowest possible price and most favorable terms on behalf of the home buyer.
Assist the home buyer through home design process, interview new home builders, construction supervision and final inspection.
Investigate the zoning, subdivision’s restrictions, soil condition, site topography, traffic flow, noise pollution, views, energy features of the structure and more.
Avoid conflict of interest with the seller, since we provide total loyalty, confidentiality and full disclosure exclusively to the home buyer.
Recommend knowledgeable mortgage consultants who work in the best interest of the purchaser and thorough real estate inspectors who will uncover many defects of the property
Collect the commission from the listing agent, so there is no charge to the home buyer at the closing for the buyer’s agent’s services.
